Shanti was called to the Bar in 1996. She practises in a broad range of commercial and chancery litigation, with an emphasis on property litigation, commercial and residential landlord and tenant, including a large element of social housing. Shanti also has wide experience of personal and corporate insolvency issues, particularly where there is an overlap with property. Her practice has a strong litigation bias and she appears regularly in both High and County Courts across the country, as well as in the LVT, and the Adjudicator to the Land Registry.
In 2009 Shanti started sitting as a Deputy District Judge in the County Court.
Areas of Emphasis
- Property – all aspects, including boundary disputes, easements, covenants, disputes concerning beneficial ownership, rectification, mortgages/ charges
- Landlord and Tenant – all aspects of residential and commercial leases, including enfranchisement, service charge disputes and right to manage applications. Often undertakes work for housing associations, including applications for injunctions under the HA 1996/anti-social behaviour orders
- Insolvency – all aspects of both corporate and individual, including administrations, validation orders, disputed debts and insolvency appeals generally
- Commercial – contractual disputes generally, including sale of goods, finance and also consumer credit. Litigation for and against banks involving securities, mortgages and guarantees
- Company – directors’ duties, shareholder disputes and directors’ disqualification work
