On the evidence, there were binding oral agreements between a tenant and landlords for the grant of three-year leases in respect of certain premises, and those agreements did not need to satisfy the Law of Property (Miscellaneous Provisions) Act 1989 s.2 as they ripened into legal leases by virtue of the Law of Property Act 1025 s.54(2) when possession has been taken.
